1.     As of June 1, 2008, we will no longer have access to an after hours emergency call service.

 

The Real Estate Management and Leasing Office business hours are 8:30 AM-5:00 PM Monday – Friday, excluding SMU recognized holidays.  All routine maintenance requests are addressed during business hours.  You may submit a repair request anytime, day or night.  See "How to Submit a Routine Maintenance Request" below. 

 

Beginning June 1, a resident needing emergency service during non-business hours will need to call the repair vendor directly. When calling, please  identify yourself as an SMU tenant.    There is no after hours emergency service available through SMU.  If you have an emergency during non business hours you must call the vendor directly.

 

NEATHERY ELECTRIC – 214.691.8844 - Leave a message with a phone number where you can be reached. Neathery offers limited after hours service and is not available 24 hours.  If you have a fire hazard please immediately call 911.

 

PEARSON PLUMBING  - 214.675.8761 - Leave a message with a phone number where you can be reached.

 

WALKER AC & HEATING – 214.388.8178 - Follow instructions on voice mail to leave a phone number where you can be reached for emergency service .

          Examples of an emergency are:

·       running water leak which resident can not stop

·       a gas leak

·       drainage stoppage causing water overflow

·       HVAC system down and not cooling or heating

·       an electrical problem that poses safety or fire hazard - immediately call 911

 

If after hour repairs are performed at the request of resident and determined to be non-emergency, resident will be responsible for any “non-business hours” charges incurred.

 

2.     Any maintenance/repairs required due to resident negligence or misuse will be the responsibility of resident.  Examples: a stopped drain caused by resident allowing or placing inappropriate objects or food items down sinks, lavatories or toilets; HVAC breakdown caused by resident’s failure to change filter.   We have been fairly lenient with these situations in the past, but in an effort to keep costs (and rental rates) as low as possible, residents will be charged for these occurrences in the future.

 

Just a reminder - there is no provision for us to assist you if you lock yourself out of your property during non business hours.  If you lock yourself out during non business hours, you will need to call a locksmith at your expense.

MAINTENANCE REQUEST

Be sure to give us your name and address, a phone number where we may call you back, and a detailed description of the problem.  The appropriate repair person will call you to make arrangements to do the work. Submit the work request by one of the following four options:

  • Call our office at 214-768-2034 business days between 8:30 a.m. and 5:00 p.m.
  • Fax us at 214-768-7828.
